My love of buildings began in the '90s when I rehabbed a three-flat in Wicker Park.

Ever since, I've been fascinated by how structures are built and maintained, a curiosity that naturally led me to home inspection.

There's something I genuinely love about how an inspection pulls back the curtain on a building: how it was constructed, how it's been cared for, and how it all works together.

Inspection Services

Standard home Inspection 

A standard home inspection is the most comprehensive service I offer, covering the entire home from roof to foundation. Starting on the exterior, I examine everything from the shingles to where your downspouts drain, then move inside to assess all major systems and components including electrical, heating, cooling, water supply and drainage, windows, doors, and floors, from the attic insulation and ventilation down to the basement or crawl space.

Irrigation Inspection

An irrigation inspection gives you a complete picture of your system's health and efficiency. Starting at the controller and main supply line, I check the programming, water pressure, and shut-off components, then work through each zone inspecting heads for proper coverage, alignment, and output, and look for leaks, clogs, or damaged lines that could be wasting water or leaving dry spots. By the end, you have a clear understanding of how your system is performing and what it needs to keep your property properly irrigated.

Radon Testing

Radon testing gives you peace of mind about the air inside your home. I place a certified device in the lowest livable area, where levels tend to be highest, and allow it to collect data over the required testing period before submitting it for analysis and providing you with a full report. If levels come back elevated, I walk you through what the findings mean and what your next steps should be.

Asbestos Inspection

An asbestos inspection gives you a clear understanding of whether any hazardous materials are present in your home. I conduct a thorough visual assessment, identifying materials known or suspected to contain asbestos, including insulation, floor tiles, ceiling tiles, and drywall, then collect samples and send them to a certified laboratory for analysis. Once results are returned, I provide a full report and walk you through the findings so you can make informed decisions about the safety and future of your property.

Pools Inspection

A pool inspection gives you a complete picture of your pool's condition and safety. I examine the deck, coping, and surrounding surfaces for cracks or deterioration, inspect the pool shell for damage or wear, and assess the pump, filter, heater, and plumbing connections for proper operation. I also check all safety features including drains, covers, fencing, and lighting against current standards, leaving you with a clear understanding of how your pool is functioning and what it needs to stay safe and enjoyable.

Commercial Inspection

A commercial inspection covers the full scope of your property from the ground up. Starting on the exterior, I examine the roofing system, façade, parking areas, and drainage, then move inside to assess all major systems including electrical, HVAC, plumbing, lighting, restrooms, and accessibility features, working through each space from the mechanical rooms to the occupied areas to give you a clear picture of the building's overall condition.

Insurance Claims Adjusting

An insurance inspection gives you an accurate assessment of your property's damage. Starting on the exterior, I document the condition of the roof, siding, windows, and any other affected areas, then move inside to assess impacted walls, ceilings, floors, and systems, noting the extent and origin of the damage. The result is a detailed report that clearly outlines the findings and supports your claim with the information needed to move the process forward.
